Rotek gets a variance for a fence

Aurora -- Deciding that a proposed 7-foot high fence in front of Rotek Inc. will enhance the aesthetics, the city's board of zoning appeals granted a variance Jan. 14.

The city's zoning code does not permit a fence in a front yard in an I-1 industrial district; thus the need for the variance.

Rotek officials plan to erect an ornamental fence "designed to complement the award-winning landscaping already in place at the property," according to the variance application.

City planner Denise Januska explained land to the north is vacant, land to the south and east is in industrial use and land to the west is residential.

"The proposed fence is designed to improve the aesthetics of the property, and the essential character of the neighborhood will not be altered by granting the variance," she said.

"The ornamental fence will enhance the visual appeal of the front yard and block the view of the front parking lot, leaving an appealing landscaped view for vehicle traffic."

Meanwhile, the board tabled six variance requests for off-premises signs for Valley Christian Academy on East Boulevard after school officials said they would return to a future meeting with a new proposal.

The variances are for three signs -- two on Route 43 and one at East Boulevard and Orchard Avenue.

They would allow the off-premises signs to be in the right of way and be slightly larger than the square footage allowed by the code.

VCA officials said they are seeking the signs so out-of-towners can more easily locate the school, which is in a residential area, one-half mile off Route 43.

A variance request from the Walden Co. to allow a ground sign in the right of way at Walden and Club drives was carried over until the Feb. 11 meeting because the applicant could not attend.

The board re-elected Don Arbuckle as its chairman.
