Aurora's PNC office building purchased by local men

AURORA -- The commercial building on West Garfield Road at the entrance of Aurora Commons shopping center, which houses PNC Bank, has been sold to a group of four local businessmen.

251 West Garfield LLC, represented by brothers Rob and Michael Cohn, Michael Embrescia and Michael DiCesare, bought the 1974 three-story building for $700,000 from SGO Aurora LLC, according to Michael Cohn.

"We wanted to start investing in Aurora," he said. "This wasn't the first building we looked at in Aurora." And it won't be the last, he added. Of the four, only Robert Cohn is a non-Auroran; he lives in Solon.

"This hopefully is the first of many ventures we're going to invest in Aurora," said Michael Cohn, adding the group closed on the building around the end of January.

The 20,000-square-foot structure, which includes more than 16,000 square feet of office space, sits on about 3.8 acres, he noted. SGO Aurora LLC is the same company which recently sold Aurora Commons.

Robert Cohn said he believes having local management will benefit the office building. "Being all local guys, we'll bring focus and hands-on attention to the property and our tenants," he said.

Embrescia will be particularly well-positioned to oversee the building -- as a tenant.

"The Embrescia Wealth Management Group, specializing in estate and wealth management, has chosen Aurora and the 251 W. Garfield building as its executive operations office. The buildout of its state-of-the-art office space will be completed in April and will located on the first floor of the building," said Embrescia.

DiCesare said the office should lend itself to "work from home" parents. "This is a fantastic opportunity to offer shared work spaces to professionalize small businesses and support 'work from home' parents in and near Aurora," he said.

Michael Cohn said the building is located in a good location "in a growing community that supports its local businesses."

Existing businesses at the building are PNC Bank, Tellalian and Khaner accountants, Iron Horse Logistics, Ad Valorem Tax, All-State Insurance agent Larry Brown and List Media.
