Aurora -- Planning commission members renewed a conditional zoning certificate and approved a lot split for a Bartlett Road property at its June 18 meeting.
Tessa Grubb was given a CZC for another three years so she can continue her in-house childcare operations. She rents a house on the southwest corner of Route 43 and West Mennonite Road from Tim Miller.
Grubb first was granted a CZC three years ago. She said she watches no more than six children at a time.
City planning officials said no complaints concerning the property or its use have been received since the childcare operations began.
The panel unanimously OK'd a lot split for TX Four Holdings LLC, where owner Lou Telerico wishes to sell 3 acres of 126 acres located there.
The lot split meets the requirements for land in the R-1 residential zoning district, including a minimum size of 1.5 acres, 150-foot frontage, 50-foot front setback, 40-foot rear setback and 15-foot side setbacks.
Meanwhile, the panel accepted for study a preliminary plan for Phase 5B of the Barrington subdivision, which involves 13.9 acres and 13 proposed lots on Club Drive surrounding the Bertram Inn and Conference Center.
It also accepted for study five wetlands setback variances requested by developer Breezy Point Limited Partnership.
The panel approved a preliminary plan in fall 2007, but the developer's rep said homes were not built because of a downturn in the economy, and the deadline for starting the project has passed, thus requiring submittal of another site plan.
City officials said the developer must submit an updated wetlands delineation, and the engineering department must review the site plan again to make sure no changes have occurred since it first was approved.
The planning commission will conduct a public hearing on the wetlands variance requests at its next meeting July 2 at 7 p.m. in Town Hall.
The variances are for a retention basin and four of the proposed lots. They range from 45 to 65 feet.
