Two Aurora businesses seek planning panel approval for expansion

Aurora -- The city's planning commission accepted for study Feb. 19 plans for additions to Aurora School of Music on South Chillicothe Road and National Pump and Process on Treat Road.

The school of music proposes adding 6,900 square feet onto the front of its building to accommodate a 200-seat recital hall for performances, as well as better functioning practice space.

National Pump and Process proposes adding 6,900 square feet to its manufacturing and warehousing facilities.

The school of music has operated in Aurora for nearly 11 years. It has grown to accommodate more than 800 students from throughout Northeast Ohio.

Interim Planning-Zoning-Building Director Denise Januska noted 58 parking spaces are required for the addition, and the applicant plans 33 on the property and 21 on an adjacent property. Planning panelists would have to grant an exception for the other four spaces.

Januska also said several variances from the board of zoning appeals would be needed, including front building setback, size of parking spaces and setbacks for rear-yard and side-yard parking.

The planning panel approved a transfer of the property's existing conditional zoning certificate from Deux Amies LLC to the owners of Aurora School of Music.

In 2008, planning panelists approved a site plan for an addition at National Pump and Process, but because of an economic downturn, the addition was never built and the approval expired. The addition sought now is the same as that proposed in 2008.

Januska said the proposed building meets all required setbacks, and the owner plans to provide the required 20 parking spaces.

At its meeting, the planning panel approved one other matter -- a 10-foot high, 180-foot long fence at ThornCreek Winery and Gardens on Treat Road. The owners wish to erect the fence to shield an area on the east side of the property from the new Villas of Bertram subdivision going in between North Chillicothe Road and the business.
