Aurora -- At its Jan. 16 meeting, the city's planning commission accepted for study a final site plan for an assisted living facility on 9 acres along Route 43 north of Independence Village.
The property is currently owned by Progressive Aurora Real Estate LLC.
Planning-Zoning-Building Director Rich Wehrenberg said a nursing facility is permitted on the residentially-zoned (R-3) property because City Council approved a conditional use agreement in 1999 as part of a legal settlement.
A 75,000-square-foot single-story building with 98 suites is proposed. It would feature skilled nursing home amenities.
Cost of the project and number of jobs it would create were not unveiled.
The structure would be built around two outside courtyards in the center of the building.
The building would set back 100 feet from Route 43, with a grassed and landscaped lawn. Parking would be in the back, with setbacks of 200 feet on the east side and 50 feet on the north and south sides.
Wehrenberg said the proposed 107 parking spaces would exceed the number required by the zoning code. A 6-foot high mound would shield the parking lot from residents living to the east.
A spring/summer opening in 2014 is anticipated if all approvals are otained soon.
In other action, after reviewing the final section of a proposed revised city master plan, the commission forwarded it to City Council with a recommendation to adopt it.
A master plan review commission worked for several months in 2011 to draft a new master plan, which lays out future development possibilities throughout the city. The planning panel studied the draft for the last two months.
Two other items were forwarded to Council with a positive recommendation -- a revised development plan and a replat of cluster site 4, both in Hawthorn of Aurora at Route 43 and Aurora Lake Road.
