Lot split for Aurora Golf Club property OK'd by city's planners



Aurora -- The owners of Aurora Golf Club were given the go-ahead Nov. 7 by the planning commission for a minor subdivision / lot split.

Hunter Banbury, representing Aurora Recreation LLC, sought and received permission to divide the nearly 207-acre property as follows: 1.2-acre commercial parcel, 5.6-acre commercial parcel, 6-acre residential parcel and 194 acres to be transferred to the Trust for Public Land.

The majority of the land would be acquired by the city from the Trust for Public Land if an application for a $4.5 million grant from the Water Resources Restoration Sponsorship Program is approved by the Ohio Environmental Protection Agency.

Whether the grant is approved is expected to be determined early in 2013.

Aurora Recreation LLC would retain ownership of the 1.2-acre parcel at Aurora-Hudson Road and Trails End, the 5.6-acre parcel on the south side of Trails End, including the existing clubhouse, and the 6-acre residential parcel (zoned R-2) near the end of Trails End.

The 6.8 acres of commercially-zoned (C-1) property was rezoned that way last year by voters.

The planning panel also favored a conditional zoning certificate for Aurora Center LLC so that a health and fitness-related business called Yoga Life could be operated by Christina Zalba in the Bowen Block on East Garfield Road.

The request for a CZC now goes to City Council for final action.

Accepted for study by the panel were a revised development plan for Hawthorn of Aurora and a revised final plat for the subdivision's Phase 4C.

Hawthorn, which is zoned planned development, consists of 918 acres between Route 43 and Aurora Lake and south of Aurora Lake Road.

Phase 4C is a 4.5-acre parcel on the south side of Aurora Lake Road at the northern end of the subdivision. Eleven condo units originally were proposed there, but the plat has been changed to seven single-family lots.

Planning panelists said goodbye to longtime member Roy Shafer, whose term expires at the end of November. He will be replaced by the mayor's recent appointee, Kenneth Dombroski.
